Property Marker Location Request
The Property Marker Location Request Form is used to request the City to locate and mark property corner stakes. A stake locate is typically required at the time of a property sale and may also be needed when submitting a zoning application or determining property setbacks for building projects or improvements. Locating property markers help verify property boundaries and ensure structures or improvements are placed within the required setback distances. This form can be completed and returned to City Hall to initiate the request.
Variance Application
A Variance Application allows a property owner to request relief from specific requirements of the City’s zoning ordinance. A variance may be requested when a property owner cannot reasonably meet certain ordinance standards, such as setbacks or dimensional requirements because of the property’s characteristics. The purpose of the variance process is to allow the City to review these requests and determine whether granting a variance would remain consistent with the spirit and intent of the ordinance while addressing the unique situation of the property. An application fee is required at the time the completed application is submitted at City Hall.
Zoning Application
The Zoning Application is used when a property owner is planning a project or improvement that requires City review to ensure it complies with local zoning regulations. Submitting a zoning application allows the City to review the proposed project and confirm that it meets the applicable ordinance requirements before work begins. The completed application should be submitted to City Hall 60 days prior to starting the project.
Items that do NOT need a zoning permit:
- Removal & replacing windows
- Removal & replacing shingles
- Removal & replacing siding
- Remodel without changing the square footage
Items that DO need a zoning permit:
- New shed – all sizes
- Fences
- Additions
- New construction
- Remodel with change to square footage
